Yes. VA loans are common in Las Cruces, and I work with lenders who close them on time. I can walk you through the VA appraisal, the funding fee, and what sellers here typically expect from a VA offer.
Yes. Many families stationed at White Sands Missile Range, Fort Bliss, and Holloman Air Force Base choose to live in Las Cruces. I can show homes by video before you arrive, coordinate with your lender, and time the closing around your report date.
Talk to a lender and get pre-approved before you look at houses. It takes a day or two, costs nothing, and tells you exactly what you can afford. Then call me and we build the search around that number.
Less than most people think. VA buyers can put down nothing. FHA loans start at 3.5% and some conventional loans at 3%. Closing costs run roughly 2-3% on top. New Mexico also offers first-time buyer assistance through Housing New Mexico (the MFA), which I can help you look into.
Once your offer is accepted, closing usually takes 30 to 45 days. The search before that depends on you: some clients find the right house in a week, others take a few months. There is no rush on my end.
Buyer brokers now sign a written agreement with you before showing homes that spells out how they are paid. In many Las Cruces deals the seller agrees to cover it, but not always. We go over the agreement together before we look at a single house, so there are no surprises.
It depends on your commute, budget, and how long you plan to stay. Families headed to White Sands often look at the East Mesa and Sonoma Ranch. Fort Bliss commuters lean toward the south and east side. Mesilla and the University area have older homes with character. Tell me what matters to you and I will narrow it down.
I will tell you for free, with no obligation. I pull recent sales of similar homes near yours, adjust for condition and updates, and walk you through the number and how I got there. Online estimates are a starting point at best; they cannot see inside your house.
The main costs are the real estate commission, which we discuss up front, title and closing fees, and any repairs the buyer's inspection turns up. New Mexico has no real estate transfer tax. I give every seller a net sheet before listing so you know what you walk away with at a given price.
